01What gets reported
Each benchmark names the variable it reports (factor rate, advance size, term, holdback), the unit, the period covered and the sample it was drawn from. Any number with no stated sample is labelled illustrative, not measured.
02Where the numbers come from
Figures come from public sources named on each report, such as government agencies and published surveys. The desk runs no survey and holds no sample of its own. No personal or business records are used to produce these figures.
03How figures are shown
Averages and ranges are shown as the source publishes them, and the report says what kind they are. Industry groupings follow whatever the source itself uses. Periods are as the source states them.
04What is not done
There is no modelling, forecasting or extrapolating on this desk. It does not adjust any published figure, and it never calculates one of its own. A number that can't be traced to a named source doesn't get published.
05Revisions
If a report changes after it's published, the first date stays and a note records when and what changed. A citation block always points to the latest version of a report.
06Citing the desk
You may quote a report if you credit Northcote Lending Research, the title, the date and the URL. At the foot of each report, the citation block gives a reference ready to copy.
